Absolutely! Our neighborhood sits within the Blue Valley School District which regularly ranks among the top public schools in the nation. We also have several highly ranked private schools close by. From a public school perspective our neighborhood by default feeds Timber Creek Elementary, Aubrey Bend Middle School, and Blue Valley Southwest.

Yes! We don't have regularly scheduled events but we've done spring/fall socials where we get the neighborhood together for family fun including things like pony rides, bounce house, tail-gating, and potluck style meals.

Town & Country Manor is a relatively small neighborhood. We only have 59 houses, all located on 1 acre or larger lots. No two houses are the same and our goal is to bring a little bit of "country" to the city!

Immediately surrounding our neighborhood is nothing but residential. But we are only a few minutes from convenient locations for household goods, groceries, restaurants etc. The new Bluhawk multi-use development property is only 2 miles away and has groceries, restaurants, a hospital, various retail and service tenants, with more planned over the next 24 months.

Due to the small number of houses in the neighborhood, it varies from year to year. Lately there has been a few houses a year that have come up for sale.

The HOA board and committee members meet regularly and the entire HOA meets always in the fall and on an as-needed basis.

Yes, we have a set of declarations and regulations that control what our homeowners can or can not do on their property. We have committees that will review exterior architecture, landscape, lighting, building, painting, and any other activity that will modify the appearance of your property. Because of the size of our houses and lots we do allow for things like fences or detached garages in most instances and are happy to help the homeowner know what is or is not allowed.

No. All phases of development within Town & Country Manor have been completed years ago. You'll see established yards and more mature trees as you pass through our streets. 

Maintenance for homeowners is limited to trash and recycling pick-up, mailboxes, and house numbers painted on the curb. All other areas of the subdivision including the main entry, thoroughfares, common ground, and entry signs are managed and maintained by contractors with the HOA.
